Mortgage simulator: to help you choose a mortgage

This simulator allows you to calculate the conditions of your mortgage loan, to compare among several products with similar or approximate characteristics, to plan the performance of your mortgage loan in a different economic scenario to the current one, and to calculate the probable limits in the variation of monthly instalments depending on the historical performance of the interest rates.

Instructions

  1. This calculation allows you to carry out estimation of the duration, the principal, the interest rate and the monthly instalment of your mortgage loan, thereby enabling you to choose the mortgage which is best adapted your needs from the wide range of possibilities that the market offers.

  2. Type in the values for three of the four variables and click the variable which you wish to know.

  3. N.B. The mortgage amount must be written without punctuation marks. For example: 30000 no 30.000.

  4. When writing the interest rates use the decimal point: "," i.e.: 6,5, no 6.5

  5. Indicate if the duration is in months or years.

  6. Indicate if the interest rate is variable or fixed.

  7. Lastly, it has two more calculators to compare the results. Thus, after a first simulation, where some concepts have been estimated (instalment, term, interest rate or amount of the loan), you can compare the result with that of the new estimations in the 2nd and 3rd simulator, where one or several of the original parameters may vary.
